Morris Atta, Esq., is the point person for the City’s efforts to acquire properties needed for the City’s rail line and stations. Morris is the Deputy Director of Right of Way for the Honolulu Authority for Rapid Transportation (HART). He will provide us with an insider’s view of the negotiation and acquisition process, “cooperative” vs. contested condemnations, tips for attorneys with clients whose properties are slated for acquisition, transit-oriented development, and other topics.

This Brown Bag was presented by Miki Okumura, Esq. and Michael O’Malley, Esq. on “Tax Issues for Real Estate Lawyers.”


Miki Okumura is a partner at Goodsill Anderson Quinn & Stifel LLP and practices in the areas of tax, tax litigation and controversy, and corporate and general business law. From 1999 to 2005, Ms. Okumura served as the firm’s managing partner. Prior to attending Hastings College of the Law in San Francisco, Ms. Okumura worked as a licensed certified public accountant with Price Waterhouse in Los Angeles, California. She served as Vice Chair of the 1995-1997 Hawaii Tax Review Commission and has also served as a director of various Hawai‘i nonprofit organizations including the Hawaii Tax Foundation, the Hawaii Justice Foundation and the Japanese Cultural Center of Hawaii. She is the Hawai‘i author for several national tax publications and organizations, including the ABA Property Tax Deskbook and Committee on State Taxation (COST). Ms. Okumura has been recognized in the areas of tax and tax litigation and controversy by Best Lawyers and Chambers USA.


Michael J. O’Malley is a partner at Goodsill Anderson Quinn & Stifel LLP and represents clients in the areas of corporate, healthcare, and tax law. A graduate of Harvard Law School, Mr. O’Malley also served as Editor-in-Chief of the Harvard Journal on Legislation and was a Teaching Assistant at Harvard Law School. Prior to joining Goodsill, he practiced with a Wall Street firm in New York and was also a Director with PricewaterhouseCoopers and its successor in Hawaii. Very active in the Hawaii business community, Mr. O’Malley is President and Director of HiBEAM and Chair of the Tax Foundation of Hawaii. Most recently he was recognized for his work with Kapiolani Health Foundation and named Volunteer in Philanthropy Award recipient.
